    bloc enters into single and multi site partnership arrangements with landowners. bloc is the leader in multi-site UK Development Partnerships with three active multi-site arrangements at the current time.

    All partnerships are profit driven but can also provide other valuable outputs and are delivered by a variety of mechanisms such as a joint venture company or LLP or alternatively via development agreements or contract arrangements.

    The bloc Asset Enhancement Model provides an equitable distribution of profit and outputs.

    A significant proportion of the proceeds of our public/private ventures are re-invested in infrastructure improvement, social enhancement and charitable housing.

    Canal Boats

    H2O Urban LLP is a 50:50 partnership with British Waterways, the result of a 12 year working relationship.

    70% of the proceeds from H2O Urban developments are re-invested in the improvement of the canal network.

    H2O Urban brings together the entrepreneurship and drive of a private sector company together with the social responsibility of a leading public sector organisation.

    hanoverbloc LLP is a 50:50 partnership with Hanover Housing.

    70% of the proceeds from hanoverbloc developments are re-invested in Charitable Housing for the Elderly.

    The aim of Hanoverbloc is to deliver high quality and innovative independent retirement living units for open market sale and grow an effective, positive and profitable business in this expanding segment of the property development market place.

    Katalyst is a 75:25 partnership with Scottish Enterprise.

    The goal of Katalyst is to make money from development and to re-invest in local employment generation and economic regeneration.

  • Partnerships > BT - Filton Road, Bristol

    BT selected bloc to maximise land /development value from this four acre former depot site.

    Working by way of a development agreement, blocs’ role was to fund hard costs to planning and to provide development management expertise to maximise land value and development proceeds. This was within a framework that allowed for full reporting to BT as Landowner to allow mutual decisions at key stages.

    blocs value add at development management stage allowed a planning consent for residential use in an area allocated for employment land. The site was sold with the benefit of the residential consent.

    BT - Filton Road
  • Partnerships > Ford - Ford Plant, Bridgend, South Wales

    bloc was appointed by Ford by way of a development agreement, to work in partnership to maximise the land value from this 40 acre redundant site adjacent to the main plant in Bridgend.

    The basis of the development agreement was that Ford put the land into the deal and the development partners provide the equity funding to achieve a planning consent and to pump prime the site. Proceeds were then to be split pro rata.

    The development agreement allowed for bloc to lead the development management process, but with joint key decision making.

    bloc achieved a planning consent for Industrial and Distribution uses, and following this it enabled the infrastructure, including highways improvements.

    The site was sold in plots, including a pre sale of 10 acres to Lidl, for a distribution unit.
